The Hobbs Hill Neighborhood is comprised of 24 homes located on Watson Street, Hobbs Street and Julia Circle between Beaty Street to the West and the historical Norfolk-Southern “O-Line” railroad and Main Street to East, adjoining the Town of Davidson’s legacy Beaty Park protected by a conservation easement with Davidson Lands Conservancy and nearby historic Davidson College.

Hobbs Hill is located in the heart of Davidson, NC, just blocks from Main Street and downtown Davidson, Lake Davidson (Norman), the Town’s historic Westside community and the Davidson College campus. Hobbs Hill scores one of the highest walkability ratings in all of Davidson, with convenient mobility access – residents can walk or bike to some of the area’s most respected public, charter and private schools, Town Parks, Lake Davidson (Norman), Davidson College and its many sports, arts/theater, educational and entertainment activities, Davidson’s unique restaurant/dining scene, Main Street Davidson’s quaint shopping district, the Town Green/Library for year-round activities and entertainment, religious institutions, and much more!


Historical Deed between Members of the Armour & Hobbs Families for Land Comprising “Nineteen Hobbs Hill”

Historically speaking, the land comprising Nineteen Hobbs Hill transacted between members of the Armour and Hobbs families, and other parties, several times during the late 19th and early 20th centuries. The sub-division was originally created in 1992 as “Nineteen (19) Hobbs Hill” by respected developers Michael and Clara Johnson referencing the original 19 lots/homes platted for its Phase 1. According to Mr. Johnson, the street name “Julia Circle” and neighborhood name were chosen in tribute to Ms. Julia Hobbs Masters, from whom they had acquired the property and her Hobbs family who had owned land comprising Hobbs Hill and Hobbs Street for nearly a century. An additional and final 5 lots/homes were added as Phase 2, bringing the total number of properties in the neighborhood to 24 (for a comprehensive historical timeline of the neighborhood and area, see “HOBBS HILL: AN INTEGRAL PART OF DAVIDSON’S HISTORY” on our site).The neighborhood features a variety of unique, “right-sized” multi-story traditional homes of various styles such as Charleston that were designed/constructed by some of the region’s most recognized traditional historic homebuilders and developers, including David Mayfield and Saussy Burbank. Homes have approximately 1/4 acre rectangular lots that ideally balance individual space with closeness of community. Hobbs Hill does not have a traditional HOA, instead relying upon the high standards of its own residents and Town of Davidson, standard restrictive covenants and the “Hobbs Hill Neighborhood Alliance” – a voluntary organization based upon citizen activism amongst the neighborhood.

Hobbs Hill is proud to be home to past/present residents who are active leaders thru-out the Town of Davidson, Lake Norman and area community with organizations such as Town of Davidson, Davidson Community Players, Davidson Farmer’s Market, area health/fitness events, Lake Norman Chamber of Commerce, various religious organizations, Save Davidson and many more! Residents of Hobbs Hill Neighborhood founded the “Save Davidson” 501c4 NC non-profit citizen advocacy group, whose mission is “To preserve Davidson’s small-town quality of life by educating and engaging citizens in Town governance, community advocacy and activism.” Hobbs Hill’s residents are diverse, from families with children of varying ages to retiree couples. The dynamic quality of Hobbs Hill Neighborhood is realized equally by its residents as well as its location and quality homes!Home availability in Hobbs Hill is extremely limited – over the past decade, the neighborhood has only averaged approx. 1 property coming to market per year. Of particular interest/irony for local residents is the fact that over the years, many of our friends who have moved away from Hobbs Hill to other parts of Davidson or surrounding area for various reasons have subsequently moved or attempted to move back into the neighborhood/area!

Hobbs Hill is also notable for being located directly adjacent to the Town of Davidson’s widely publicized Beaty Park, a 20 acre, publicly-owned legacy property that was placed under a permanent land conservation easement in August 2019 in partnership with the Davidson Lands Conservancy to protect/preserve this unique natural open space Park in perpetuity for use, education and enjoyment by the entire community.
